Setting the reserve price

Viewings

Auction day

On the day of the auction, buyers will bid for your property. If the final bid exceeds the reserve price, the sale is agreed, and contracts are exchanged immediately.

Completion

Completion typically occurs within 28 days, giving you the confidence of a fast, secure transaction.

Auction methods

Unconditional auction

Once the auction ends, contracts are exchanged immediately. A 10% deposit is paid on the day, and the sale completes within 28 days. This is ideal for sellers looking for certainty and speed.

Conditional auction (modern method of auction)

The buyer has a 28-day period to exchange contracts after the auction, with a further 28 days to complete the sale. This method offers more flexibility to the buyer while still providing a secure transaction for the seller
