Before you submit your request

Thank you for getting in touch. Please read the guidance below before you continue. We aim to respond to your request within 24 hours.

Emergency repairs are always our priority

If any of the following apply, follow the steps below straight away, then report it to us.

  • Loss of heating or hot water. Check the boiler pressure and, where safe to do so, follow the manufacturer's instructions to reset the boiler.
  • Serious water leak or flooding. Switch off the water supply at the stop tap where possible, then report it to us immediately.
  • Gas leak. Do not try to fix this yourself. Call the Gas Emergency Service on 0800 111 999 straight away, then also raise it here.
  • No electricity. Check the fuse board for a tripped switch. If safe to do so, reset it once. If it trips again, stop and report it.

No heating or hot water - what can I check?
  • Check the boiler has power.
  • Check the boiler pressure.
  • Check the thermostat is switched on and set correctly.
  • Follow the manufacturer's instructions to reset the boiler, if required.
No electricity - what can I check?
  • Check the fuse board or consumer unit.
  • Check whether a switch has tripped.
  • If safe to do so, reset the switch once.
  • If it trips again, do not repeatedly reset it. Report the issue instead.
  • Also check whether there is a wider power cut in your area.
Light not working - what can I check?
  • Check whether the bulb has blown.
  • Replace the bulb if appropriate.
  • Check the light switch is switched on.
Radiator not heating - what can I check?
  • Check the radiator valve is turned on.
  • Check the thermostat is set correctly.
  • Make sure the heating system is switched on.
  • Check whether the other radiators are working.
Blocked toilet - what can I check?
  • Do not repeatedly flush the toilet.
  • Remove any visible blockage where safe to do so.
  • Try using a suitable toilet plunger.
  • Do not use boiling water or unsuitable chemicals.
  • Please do not flush wipes, sanitary products, nappies or other unsuitable items.
Blocked sink, bath or shower - what can I check?
  • Remove visible hair or debris from the plughole.
  • Try a suitable household plunger.
  • Clean the waste trap if you are comfortable doing so.
  • Avoid putting grease, food or other unsuitable materials down sinks.
Appliance not working - what can I check?
  • Check the appliance is switched on.
  • Check the plug and socket.
  • Check the socket switch is turned on.
  • Check for an error code.
  • Follow the manufacturer's troubleshooting instructions.
  • Check whether the appliance is tenant-owned before reporting it as a property maintenance issue.
Lost keys or locked out - what can I check?
  • Check whether you have a spare key.
  • Check whether another household member has a key.
  • Contact the appropriate person for assistance.
Water leak - what can I check?
  • For a serious leak or flooding, turn off the water supply at the stop tap, if safe to do so.
  • Move electrical items away from the affected area where possible.
  • Report a serious leak or flooding to us immediately.
  • For a minor leak, please add photographs and details when you submit your request.
Damage or misuse - what can I check?
  • Take clear photographs of the affected area.
  • Tell us how the issue happened when you submit your request.
  • Do not attempt any unsafe repairs yourself.
  • Repairs caused by tenant damage, misuse or neglect may be rechargeable.

If an engineer attends and no fault is found, the issue is deemed avoidable, or it has been caused by tenant damage, misuse or neglect, you may be charged our applicable call-out rate. Please make sure you have carried out the relevant checks above before requesting an engineer.
